SIL and SDA explained: how to find supported disability accommodation

The one line difference

SIL stands for Supported Independent Living, and it funds the day to day support that helps you live in a shared or individual home. Think of the support workers who assist with cooking, personal care, medication, getting ready in the morning and building everyday skills. SDA stands for Specialist Disability Accommodation, and it funds the physical dwelling itself, a home that has been purpose built or specially modified for people with very high needs. The simplest way to hold the two apart is this. SIL is the support. SDA is the bricks and mortar. One pays for people, the other pays for the place.

How they work together

For many people the two go hand in hand. If you live in an SDA home you will very often also have SIL funding to pay for the support you receive there. But you do not need SDA to have SIL. Plenty of people receive SIL support while living in an ordinary rental or in the family home, with no specialist dwelling involved at all. It is worth knowing that eligibility for SDA is assessed separately from SIL and the bar is a good deal higher. Having one in your plan does not automatically mean you will get the other.

Who is SDA for

SDA is designed for a small proportion of NDIS participants, the people with extreme functional impairment or very high support needs where an ordinary home simply would not work. To access it, SDA has to be written into your plan after a specific assessment of your housing needs. Not everyone qualifies, and that is by design. If you think SDA might be right for you, the place to start is a conversation with your planner or support coordinator about whether your needs meet the criteria, rather than assuming it will be there.

What good SIL looks like

Good SIL is about far more than having someone in the house. It means the right support ratio for your needs, so you are not sharing a single worker across more people than is safe or fair. It means housemates you are genuinely compatible with, because who you live with shapes your daily life as much as any support plan. It means workers you actually get on with and trust. And it means real choice about your own routine, when you eat, when you sleep, how you spend your day, rather than a timetable set entirely by the roster. If a SIL arrangement takes those things seriously, it is usually a good sign.

How to find providers with real vacancies

The hardest part of this whole process is rarely understanding the funding. It is finding a home that actually has a place free. Vacancies come and go quickly and they are not always advertised well. When you contact a provider, ask directly about current availability and about the mix of housemates already living there, because both matter enormously to whether a home will suit you. It also helps to look across the whole market rather than only the big well known providers. Some of the best fits are smaller services you may not have heard of, so cast a wide net.
