Finding SDA housing in Sydney

Specialist Disability Accommodation, or SDA, is housing that is purpose built or modified for a small number of people with very high or complex support needs. SDA funding pays for the home itself, not the support inside it, and it is only available when SDA is included in your NDIS plan.

In Sydney an SDA home might be an apartment, a villa or a house, and each one is enrolled under a design category: Improved Liveability, Fully Accessible, Robust or High Physical Support. Your plan says which category you are funded for, so the first filter is simple: only look at homes in your category, in the part of Sydney you want to live in.

Most people who live in SDA also receive Supported Independent Living for the support inside the home, and the SDA provider and the SIL provider are often different organisations. Ask both how they work together, and visit before you commit.

Who is listed for Sydney

How SDA is funded under the NDIS

SDA funding pays for the home itself, not the support inside it, and it is only available when SDA is included in your plan. Your plan names the design category you are funded for: Improved Liveability, Fully Accessible, Robust or High Physical Support. Only homes enrolled in that category will fit your funding.

SDA residents also pay a reasonable rent contribution to the SDA provider and generally cover their own food and bills. SDA was protected from the funding reset that began on 1 October 2026. Support inside the home, such as SIL, is funded separately.
